Where to go for Re-finance with lower credit...

I need someone to approve of my Re-finance. My credit/Income isnt great, but my house went up 70% last year.

Without great credit, I'd recomend using a Mortgage Broker. They can be advantagous as they are signed up with multiple lenders that could fund your loan, therefore you only have to apply once instead of going to 5 different lenders/banks wasting your time. Make sure you use one who will take the time to figure out your financial goals and needs, this will insure the amortization schedule works with your cash flow and financial goals. the biggest question is, do you have any 30 day or longer lates on any installment (car, home, CC, etc) loans in the last 12 months? If not, its probably not as bad as you think
