also someone who can work with not so good credit?

Mortgage... that is the least of your concerns...

Try getting affordable homeowners insurance for one. No joke...

hah yeah i hear that we had a little trouble when we bought our house a year ago.. might be a little tougher this time around.

if you don't have good credit it will be EXTREMELY difficult to obtain financing. After the storms last year, the few lenders who did offer financing on them tightened up their guidelines, better credit, higher down payments, higher rates, etc. And as Joe already mentioned, good luck finding homeowners insurance. I wouldn't purchase one if the majority of the value is in the home. If its on a nice sized piece of land, I'd consider it. It's not a good idea to borrow against a depreciating asset.

yeah, if it's not on a valuable piece of land, it will be difficult to finance. reason being is tailers depeciate, kinda like cars. so if the bank goes to repo it, they're sol, right now financing is pretty easy to get for a house because a year or two down the road if the bank has to foreclose, they're actually profiting.

ok i have heared the "its too hard" stuff.. thats not what i need.. thanks anyways...


i need someone who CAN help me get a loan...

ill be putting down about 10-15k in cash twards it.

what is your motive for purchasing this property? What is the purchase price? What is your credit score?

motive- to live in this property

pruchase price is 44k and im putting down 10-15k
