hey I have $40K that I wont need to use until a least a year from now. at that point I would need access back to the $40k.
whats the best way to maybe earn something on this 40k other than a basic savings account? Keep in mind that I won't need to touch any of this money for at least a year.

buy a lot. put the lot on the market 30-60 days before you're going to need the money.

a lot can appreciate alot! :D With any real estate, its all about location, I'd look for nieghborhoods that are just getting underway in areas that are seeing a lot.....eeeerrrrr....a whole bunch of growth. There are 2 areas up here where you could have bought an acre for $10-15k last year, this year its up to $40k per acre. Don't expect these kinds of returns, but you can still expect 20-25% if you pick a halfway decent location, maybe more if you're lucky.
Talk to Scott, he's a realtor.
