Simply because of my move to the Orlando area (northeast orlando). The commute to this beautiful house to handle rental things is just to much. I have my other properties in Orlando that are doing well and I just don't need the drive to Tampa for one home. Thus, I have decided to sell my "first home". I had this home built for myself but ended up moving to Orlando before I could even live in it. I rented it to one family who treated the house as their own and it is still in NEW condition.

If one does a simple search of the community, they will find that similar pre-owned homes in this community have sold for $240K without the lakefront view within the last 60 days.

I have set the home price at $229K because I want to open the home up to those "first time" buyers, which is what I was when I bought it.

It is a killer deal at this price, I know this.

I have someone who can show the home within hours and is very flexible on showing times if you would like to see it for yourself.

I will also include a 1yr home warranty and $3000 towards closing costs to help the buyer get into the home with low money down.

The home is a 3/2/2 with these features:

*Lakefront
*Vaulted Ceilings
*Big Kitchen
*Tile in wet areas
*Awsome master bath with garden tub/shower/and seperate his/her vanity
*Laundry room with washer/dryer included
*Big Lanai out back for enjoying the view
*Basic Cable included in HOA (Bridgewater)
*1650sqft

Joe, might want to let people know what community this is in?

Updated the info.

It's in the Bridgewater community.

I watched this house get built very closely. I visited it almost daily. I have pics of the build as well if people want to see them. I made sure this house was sound. Also had an inspector check it at every major crossroads of building.

Free bump for the ad. If anyone is looking at this home for purchase, I can set you up with financing. Rates are very very low right now, and it is the time to buy. A quick throwing around of the numbers gives a montly mortgage payment somewhere around $1400. If anyone needs to get pre-approved for this or any other property, give me an email or call. I guarantee the lowest rates and fees, period. sorry for the ad here, thought it was as good a spot as any. 813-355-6373, ask for David

Bump. Some bites, but people need to know what the bank will give them before wasting my time... :)

Now listed in MLS!

If anyone's interested, PM me and I'll help you work out the number regarding financing. This is a fantastic house in a great area! It's very close to Tampa, lake front, double vanity in master, vaulted ceilings, upgraded fixtures, walk in closet, security system, ALL APPLIANCES, Low HOA. You can't ask for much more.

Thats one of my Favorite Lennar models. I probably did the cabinets in that house since we installed about 90% of Bridgewater.
