My wife and I are going to head to Wesley Chapel again this weekend to look at homes. We drove around a bit last weekend around Seven Oaks. We looked at a few houses that we found on realtor.com (just the outside via a drive by), but it seems to be a really nice area.
Anyone live there?
We also looked in Land O Lakes, but only found one house that we thought we would like.

For the savings in property taxes, I'm choosing to look in Pasco first.

Well ya that is what I was talking about. The property in lutz is more spread out. I used to live in land o lakes. (Sunset lakes) and it is a community place. Couldn't stand it.
There wasn't that much property increase though.

They can't sell shit over in that hood Ladera. All those new homes have been sitting. Whats the taxes and insurance going to be on 900k home that's way overpriced.

There aint shit out in seven oaks, you have to drive way the fuck up bruce b downs to get to the restaurants and shit, its not that far, but there is always traffic and lights every 50 feet. they are also supposedly building a huge hospital out there which will make it worse

Seven oaks is a great community.
Have you gone to see any of the builders yet that have inventory homes?
There def working some good deals.
If you do, find a realtor that will give you back 1/2 there commision. Its well worth it since you wouldnt have gotten anything if you dont ask.
They have excellent amenities in seven oaks, resonable fees and great location to interstate, mall, etc.

Yes, nipster Bruce b Downs can be crowded but with the new mall going up and the Cobb theather on 54 you most likely don't need to travel there just jump on the i 75 for 2 miles and you have SR 54

Thanks guys. Honestly, I have not done anything other than drive through the neighborhoods and looked from street at some of the houses. Actually, we did walk around one house that was empty.
We are going back again on Saturday with a few more houses and time to stop by to see some of the models. Although the models are strange, because there are signs all over the place but the arrows seem to point in opposite directions. :crack:
I have not heard about Grand Hampton, I'll have to check that out. Thanks!
As far as location, we chose to look in Seven Oaks because it is right off of 275, the mall and theater is there, and there are a ton of restaurants and shopping up and down BBD. We have friends that live in Meadow Point. It takes about as long to get to their home after exiting from 56 as it does to get to 56 from Hyde Park!

Seven Oaks is a very nice neighborhood. There are many individual gated sections of it. Prices will vary greatly as well from one section to another. Just make sure you get a good deal if you do buy in there.
Grand Hampton is very nice as well. The only problem with that place is that the prices and values are everywhere. There are also a lot of foreclosures and whatnot due to the market. They do have some incredible homes for incredible prices, I just think you would take a huge gamble to buy in there since the value may drop drastically once you buy in there. Seven Oaks seems to hold teh value pretty good.
I would say if you have a choice, keep looking at Seven Oaks. I live in Wesley Chapel and would be glad to answer any other questions you have through PM. Good luck in your search!!
