Room 4 Rent: 1 mile from USF - 3/2 home

Im trying to help my sister out to rent a room at her house. Here's her ad;

I really need a roommate! I'm looking for a new roommate to move in ASAP. I have 1 roommate and He is a 25 year old male and works two jobs and goes to school fulltime.

It's a 3 bedroom, 2 bathroom, 2 car garage house in Lake Forest Estates. The backyard is fenced in with a wood deck, brand new grill and hot tub. The house has vaulted ceilings, large leather sectional, and a 54" widescreen HDTV with DVR (and collection of over 300 DVDs.) We also have Verizon fios wireless internet and over 800 channels including multiple HBO and Cinemax channels. The bathrooms were totally remodeled last year including upgraded fixtures. All appliances are less than 2 years old (except the fridge). There's a 2 car garage with room for parking.

The neighborhood is on Bruce B Downs and Bearss Ave about 1/4 mile from USF and University Hospital. The neighborhood's amenities include a clubhouse, swimming pool, several fishing lakes, full basketball courts, tennis courts and a soccer field. We also have night time security that patrols the neighborhood.
