About your predictions from at least the one thread that was quoted that there would be no housing slump, pop, slide, whatever you wanna call it. Not even trying to star an arguement with it, I'm just asking so I can figure out who'se bullshitting here. I mean everyone makes mistakes, and once somebody admits they made it I don't really consider it relevant to keep dwelling on it every single arguement.

What are you idiots talking about .. It is HOUSING!@!! do you guys look at demography at all? It is HOUSING people need it ...

300 million guys and growing.. I seriously believe there isn't a bubble in real estate. Yes you will get your drops but over time it usually goes back up..

History has shown that usually during a 10 year period cycle you have a rapid increase and then some short drops and stable then repeat.... That is how it is..

And instead of pondering on the question of WHEN will prices go back up, people should be looking at other Real Estate Investment options other than just residential housing. There are still plenty of RE Investment strategies that are still VERY profitable.

I do not know who deleted it Scott. I have named you before and you reply with "it wasnt me, there are other admins on this site as well" So I have quit doing so. Just as you have in this very same post.

So what about the 100% + appreciation over the last 3-4 years, I suppose that counts for nothing now ? That always seems to get overlooked.

I dont think Real estate is dead by any means, I know I still have a decent amount of my portfolio in REITs.

I hope everyone reading this section makes a killing this year, RE or other wise!

In some of the articles put out this week you would be amazed on whats going on. That Big luxury home builder up north Kara homes filed bankruptcy. They where dropping 250K of homes and still nobody would buy.
There's also a big local mortgage scandal's going on also. They did talk about some of the areas like Tampa have not yet seen there big price drops yet. I don't think we are anywhere near the bottom. Some say where returning to normal? Is the amount of house's for sale normal? I mean come on the metro area here plunge 42% compared to the same time last year.

We got here because of all the off topic ish posted prior to this post. Hint, it was not me making the OT remarks. Don't act so innocent. I get my character attacked in here all the time, funny no one else seems to mind. I have learned to consider the source. Seems to work for me.

You said you had let it go long ago yet the little remarks still manage to pop up from time to time. When you stop I do not have to reply to it anymore, pretty simple because I will not let it go unchecked.

You were looking for me to say something, deny that all you want. You got a reply so there you go. If I never had to reply like this again it would be great because I am not out looking for a argument. I outgrew those days. I don't reply like this until someone compels me to, plain and simple.

Shit there I am not taking my own advice and going OT but it is relevant to more than just you at this point so oh well, o.k that is all.

Real Estate is far from dead that is one thing that is for sure. Now all the people that could not buy last year are starting to buy now, the beginnig of 2007 will be interesting for sure. The buyers that purchased over the last 10 years have all mostly done well, anyone want to counter that ?

Business is good none the less, just a different batch of buyers. Thankfully most of the flip buyers are gone and should keep from screwing things up.

And if I feel compelled to explain later on there is a vital thing that is overlooked when these companies put out Real Esate sales data. It has to do with how the MLS reports some things but I don't feel like explaing that right now. It will take way to long.

On a side note there must be a lot of people that subscribe to this forum via e-mail because the replies come quick for such a dead forum.
